ACQUISITION CRITERIA

LSM Property Group has spent countless hours defining and developing our rigorous criteria for valuable investments. This assures the company and its investors of long term, sustainable returns through any and all market cycles.

 

Property Type: Multifamily apartment buildings that fall slightly below the quality and classification of the surrounding neighborhood.

 

Property Location: DFW and surrounding area.

 

Property Size: 50 Unit - 250 Units

 

Property Age: 1980 or later

 

Total Project Cost: $8m - $35m

 

Financing: Smaller transactions will be completed with all-cash purchases, while mid-sized deals may leverage agency financing. For larger acquisitions, a bridge loan will be utilized initially, followed by refinancing into agency debt upon renovation and stabilization.

 

Cash Flow: Every deal will generate positive cash flow starting in the first year.

Anticipated Returns: Targeting an Internal Rate of Return (IRR) of 15-20% over a five-year period, with a Cash-on-Cash Return goal of 10% and Annual Investor Returns of 15%, achieving an Investor Equity Multiple of 1.9 or higher.

 

Primary Focus: Under performing or value-add properties that LSM can revitalize and reposition to drive substantial cash flow and significant asset appreciation.
